What the cash-out route really costs

A lower monthly payment and a lower total cost are not the same thing. Three items decide which one you are getting.

The VA funding fee

Most borrowers pay it on a cash-out refinance. Some, including many with a service-connected disability rating, are exempt. Confirm your status before you budget.

Closing costs

Appraisal, title, origination, and recording. Rolling them into the loan hides them from today's balance sheet, not from the total.

The reset clock

Spreading card balances across a fresh mortgage term can lower the payment while raising the total interest paid over the life of the loan.

The risk nobody advertises

Credit card debt is unsecured. If it goes unpaid, the consequence is collection activity and credit damage. Once that same debt is folded into a mortgage, the consequence changes: the house is now on the line. Does the VA offer a debt consolidation loan?

No. The VA guarantees home loans. It does not offer a loan product designed to pay off credit cards or other consumer debt. Lenders advertising a Military Debt Consolidation Loan are describing a VA cash-out refinance, which requires that you already own a home and hold VA entitlement.

Can I get a veteran debt consolidation loan if I rent?
